What is a Level 3 Survey?

A RICS Level 3 Survey (previously known as a Building or Structural Survey) is a comprehensive inspection of the condition of the building and is suitable for all properties. It is strongly recommended for properties that:
 
  • Are over 70 years old.  
  • Have been altered/extended or if you plan such work.
  • Are in poor condition.

Pre-purchase surveys are most often instructed by a purchaser once an offer has been accepted on a property. Buying a property is the biggest investment an individual will make. A pre-purchase inspection will identify any major defects such as subsidence and less obvious, uninsurable defects like rising damp. 

If you plan to make alterations to or extend a property, a Level 3 Survey can include advice on the feasibility of planned work and any issues that could impact these such as shared drains or access rights.  A Level 3 Survey will also advise on future maintenance required and the life expectancy of various external building elements, including roof coverings, windows and rainwater goods. 
 
Our RICS qualified Chartered Surveyors will carry out a thorough inspection and provide an impartial assessment of the condition of the property you are looking to buy. You will direct contact with the surveyor (by phone and email) to discuss any concerns prior to the inspection and to answer any questions once you have had an opportunity to review the report. 
 

Our Level 3 Survey report will use plain language and annotated photographs to explain any matters of concern. The report will ensure that you are able to make an informed decision and will either give you the peace of mind that you are making a sound investment or provide the ammunition to negotiate on price, or to arrange for necessary works to be carried out.

How much does a RICS Level 3 Survey cost?
